VAT Calculation for Buying a Home in Cyprus – What You Need to Know Before You Decide

Buying a home in Cyprus is not only about choosing the right property, but also about understanding the real total cost. One of the most decisive factors is Value Added Tax (VAT), which can significantly affect the final amount you will pay.

Knowing exactly when reduced or standard VAT applies can save you a substantial amount of money — and this is where the details truly matter.

When does the reduced 5% VAT apply?

The 5% reduced VAT rate applies to a new property that will be used as the buyer’s primary and permanent residence, subject to specific conditions:

  • it applies to the first 130 sq.m. of covered area
  • the total covered area must not exceed 190 sq.m.
  • the total value must not exceed €475,000

Any part of the value and/or square meters exceeding the above limits is subject to 19% VAT.

When does 19% VAT apply?

The standard 19% VAT rate applies when:

  • the property is not used as a primary residence
  • the purchase is for investment purposes
  • the conditions for reduced VAT are not met

Important clarification

Resale (second-hand) properties are not subject to VAT, but instead are subject to transfer fees, which are calculated separately.

Why correct VAT handling is crucial

VAT is not just a percentage. It is a factor that:

  • directly affects your total budget
  • can significantly differentiate the real cost between two seemingly similar options
  • requires proper interpretation of legislation and thresholds

A small mistake or incorrect assumption can cost thousands of euros.
